Twelve Oaks is a mixed-use development (provides a variety of housing styles). Approximately 650 dwelling units are expected, for an overall density of about 3 dwelling units per acre. Multi-family living will not exceed 35% of total dwelling units. Included in this 35% are apartment units, which will not exceed 10% of total dwelling units. Front-load, alley-load, and below-building-load garages will be featured, as will both attached and detached garages. Short setbacks and narrow streets will be featured. The development plan includes an ability to fluctuate the type of housing, depending on market demands, as some of the living choices, such as townhomes and alley-load garages, are somewhat new to this area. A focus on accessibility to area amenities and ease of movement for young and old are key to the design of the pedestrian areas. In addition, both on and off-street parking will be provided. Shared parking of public areas, such as between the church and community center, is also included.

Commercial areas, with over 250,000 square feet of available retail and/or office space, will be centered in the development and provide a variety of “big-box” retail, such as a grocery and/or hardware store, major restaurant, bank, small shops and professional office space. All will be easily assessable via parking, biking, or walking. A pedestrian bridge will span Highway K and connect Trillium Triangle with the rest of the development. The bed and breakfast, with adjacent horse stable, farmer’s market, orchard and retail shops will be a focal point along Highway K. Civic areas include a proposed charter school, centrally located, and possibly a post office and branch library, in addition to a community center, which includes a swimming pool and exercise center. Open spaces include soccer fields, courtyards, parks, gazebos and greens.

The surrounding area includes farmland, some single-family residences and Cooper Power Co. South Hills golf course is nearby, to the southwest. Interstate 94 is one mile west of the development, with direct access via Highway K. The Amtrak station is three miles south of Twelve Oaks, and General Mitchell International Airport is about 10 miles north of the development. Metra rail has been proposed in close proximity to the development, offering yet another choice in commuting.
